Can you hold a place before I apply?
We require the completion of the application process and the payment of security deposit before we can hold a property for you. This ensures a fair and efficient application process for all prospective tenants. -
Do I pay first month’s rent and last month’s rent with my security deposit?
In the Orlando area, you’ll be paying the first month’s rent and security deposit upon moving in. -
How old do you have to be to apply?
Applicants must be at least 18 years old to apply for a rental property. -
Is the deposit refundable?
Yes, the security deposit is refundable, provided there are no damages beyond normal wear and tear and all terms of the lease are fulfilled. There is a mandatory cleaning charge that gets deducted upon moving out. -
You have a property I want to rent. How do I apply?
You’ll be required to see the property before you apply, so please schedule a viewing appointment first. After viewing the property, you can apply online via our rental application page. -
How do I pay rent?
Rent payments can be made through our online portal, providing a convenient and secure way to submit payments. Details on the payment process will be provided upon lease signing. -
I want to get a pet. What do I do?
Please contact our leasing department to inquire about our pet policy. Additional fees or deposits may be required, and certain restrictions on pet size and breed may apply. -
I want to move out, but my roommate wants to stay. What do I do?
If you wish to move out while your roommate wants to stay, please notify our leasing office as soon as possible. We will guide you through the necessary steps and discuss any implications for the lease. -
My lease expiration is coming and I want to move out. What do I do?
To initiate the lease termination process, you can indicate this in your tenant portal, or notify our leasing department. We will contact you at least 45 days prior to lease expiration to ask whether you’d like to renew your lease or not. -
Who is responsible for paying for repairs & maintenance requests?
The responsibility for repairs and maintenance requests will be outlined in your lease agreement. Generally the landlord pays for most repairs except for minor maintenance items under the minimum amount set in your lease agreement. You will be able to submit maintenance requests through an app we will provide you with.
